Budget Savings Guarantees

City Sites Property Management deploys internal resources to research and obtain for the Corporation, available government incentives, grants and other rebates to assist in the financial management of the property.


This venture has been especially helpful to aging properties where major capital improvements are required. Such programs are nonetheless helpful for any condominium that has not taken advantage of the various programs offered to multi-unit residential
properties.


Examples of incentives and rebates obtained by City Sites for their clients include:

  • Electrical equipment rebates

  • Mechanical equipment rebates

  • Utility payback programs such as the Hydro Regulated Price Plan (“RPP”)

  • Verification of Utility historical utility billings with strategic partnerships

Such programs have generated significant savings for City Sites’ clients. In one occasion, we were able to generate over $390,000 in savings in one (1) fiscal year for our client in 2021.

City Sites also performs analysis on available income generating mechanisms for its clients including:

  • Advertising income 

  • Antennae equipment leasing

  • Telecommunications agreements

  • Other revenue sharing opportunities for the Corporation such as EV Charging Stations and Rental Agreements

These methods provide for City Sites Property Management Inc. to provide the only budget savings guarantee in the condominium management industry for all new clients within the first year of management. 


City Sites guarantees that within twelve (12) months of the adoption of the Budget Savings Plan, our client shall realize a savings in its operating costs equal to the guarantee. Should our client fail to realize these savings, City Sites will issue payment equal to the shortfall between the results of the guarantee and the Corporation’s actual savings. 


We are confident in our ability to deliver savings, without compromising the quality of workmanship or property care, by leveraging programs such as Vendor PM (insert hyperlink) as well as delivering strong financial governance, which provides us with the ability to offer this incentive for all new clients.
